Tenant Resource Center

We know that finding a home in a competitive market can be a challenge. At Ray White Morrinsville, we are committed to making the process transparent, fair, and supportive.

Whether you are looking for your first flat, moving your family, or are a long-term renter, this guide covers everything you need to know.

How to Stand Out in a Competitive Market

In Morrinsville, popular properties often receive dozens of applications. To get to the top of the pile, you need to be “Application Ready.”

  • The “First Impression” Viewing: Treat a viewing like a job interview. Arrive on time, introduce yourself to the property manager, and be respectful of the current residents’ space.
  • Complete Your Profile: Ensure every adult who will be living in the house completes their application in full. Missing ID or phone numbers for referees is the #1 reason applications are delayed.
  • Prepare a “Renter CV”: Include a short, friendly cover letter about who you are, what you do for work, and why this specific house suits you. If you have a well-behaved pet, a “Pet CV” with a photo and a reference from a previous landlord can work wonders.
  • Be Fast: Once you’ve viewed a home you love, aim to have your application submitted within 2-4 hours.

Understanding Bonds & Upfront Costs

When you are offered a tenancy, you will typically need to pay:

  • Bond: Usually equivalent to 4 weeks’ rent. This is lodged with Tenancy Services and held as security.
  • Rent in Advance: Usually 1 or 2 weeks’ rent to get you started.
  • NEW (Dec 2025): Pet Bonds: Under the new legislation, landlords may now request a “Pet Bond” (up to 2 weeks’ rent) if you have an approved animal. This provides extra security for the owner and more options for you as a pet owner.

Frequently Asked Questions (FAQs)

Q: How long does it take to process an application?
A: We aim to provide an answer within 24 – 48 hours. This can be faster if your referees are expecting our call and respond quickly!

Q: What happens to my bond at the end of the tenancy?
A: As long as the property is left clean, tidy, and undamaged (beyond fair wear and tear), we will sign off on a full bond refund to your bank account via the Tenancy Services online system.

Q: What are the new “No-Cause” termination rules in 2025?
A: As of January 30, 2025, landlords can once again end a periodic tenancy with 90 days’ notice without providing a specific reason. However, as a Ray White tenant, we prioritize long-term stability and will always communicate openly with you about any changes.

Q: Can I make small changes to the home, like hanging pictures?
A: You must get written consent before making any changes. We generally support “minor changes” like picture hooks, provided they are done professionally and repaired at the end of the tenancy.
